Plan, Budget, Schedule
Successful Pool Projects
When preparing for the construction of your pool project, I compare the process similar to that of home construction. Typically in home
construction, there is a General Contractor or the home owner is the
General Contractor. This is no different for pool construction. In Minnesota, the state requires any contractor who hires another contractor to complete work for a project to be a General Contractor
with a MN License number. The General Contractor is then required to obtain “certificates of liability insurance” from the subcontractor in the name of the project owner. The General Contractor will provide the project owner with these copies, their copy and their MN license number.
We are a swimming pool construction sub-contractor. We hire out to General Contractors or Homeowners to build swimming pools. We provide excavation, swimming pool construction and swimming pool plumbing.
Typically the backfill material that is needed to properly build your
pool will be sourced locally from a provider that the contractor/home
owner knows of best value. We often build in areas where we are not familiar with the best source for materials and removal of materials
from the pool site, this is where the local knowledge comes in to help with budgets and values. This is the same for the pool decking. A concrete deck or paver patio is typical. We will work with that contractor to provide the details they need to win with your project.
Often times, we provide concrete contractors with the forms needed to pour around the swimming pool edge as well as the knowledge of how to do this correctly. The same scenario will go for the Electrical Contractor and Gas Line (service) for the pool heater.
For the entire project to be successful, we have to have our portion “on time” and “on budget” not to mention we must provide high quality for our work. For this to happen, we have to communicate with every sub contractor the details needed on their end. We are prepared to provide them with specific detail including photographs so that they can provide budgets and set expectations properly and to ensure they are “on time”.
All contractors need you to make your selections early and put them into a detailed plan. That plan needs to be worked out, worked on and beaten apart before anyone sets boots on your property. It is free or cheap to change plans in the beginning, but it is very expensive to change the plans once the project has started. Change orders are required with every change from our company, the change orders always require full payment once they are placed and are not part of your progress payment schedule. Change orders slow the project down dramatically, they increase your level of frustration and effect the budget. We want to do everything we can to minimize change orders. We know no plan is perfect, but we always want all involved to begin with the end in mind.
So, we start with a “Plan”, set a “Budget” then follow with a “Schedule” – keeping in mind, plans are never 100%. Our goal is to set the experience on the front end of the project properly.
